2024 Rental and Pricing Information
for Bella Vista (BV) and Casa Pacis (CP)

When you book HERE (i.e., directly with us),
YOU WILL NOT INCUR, AND THUS SAVE, ANY THIRD-PARTY BOOKING FEES.

Rental Rates
Casa Pacis:  $257/weeknight, $280 Fri & Sat (4 nights min., 14 nights max.)
Bella Vista:  $267/weeknight, $290 Fri & Sat (7-night rentals only; currently no availability)

• Rates will increase by 10% for bookings made after 4/30/2024

• Rates are for one or two people and apply year round, except that a surcharge of $20/night applies for rentals during the Thanksgiving week and Winter Holiday period (Dec 18 - Jan 3).

• Add $25 per booked night for each additional person staying one or more nights (if approved as exception).

• Rents and housekeeping charges are subject to 12% Sonoma County Transient Occupancy Tax (TOT Certificate No. 397 for Casa Pacis and 3535 for Bella Vista).

• Rents are subject to a 3 1/2% TSRA-STR Fee (exceptions apply)

• Housekeeping/processing charge (details here):
  — $140 per rental (CP)
  — $150 per rental (BV)
  Hot Tub Fee: $40 per rental
  If the hot tub happens to not be functional, we will refund $40.  We realize that some renters may not desire to use the hot tub; if they so state at the time of their booking, we will refund, or not invoice, these $40.

Refundable damage/security deposit (required to hold reservation for each rental):
$600 for CP, $700 for BV

Maximum occupancy: 2 persons (incl. children, if approved by exception in writing; we may approve two additional adults at BV and one at CP)
No pets (also no support/assist animal); no smoking - no exceptions 
Check-in: 4:00 PM
Check-out: 11:00 AM.

RENTAL INFORMATION

• Sea Ranch recreational facilities: free admission.

• Linens and towels: provided; beds are made on arrival (however, in the wake of the Covid pandemic, we continue to ask that our guests consider bringing their own blankets/comforter)

• Condiments: kitchens are stocked with many common condiments as courtesy.

• Firewood (for Bella Vista): usually available as a courtesy, but renters will likely have to provide kindling.

• Firewood (for Casa Pacis): we provide one 3-hour “Duraflame” log for each rental (more can be purchased in the local supermarket; for fire protection, we only permit burning of wax fire logs in the fireplace, NOT conventional fire wood).

• Internet: free, unlimited, reliable high speed (>100 MBps) fiber-optics wireless Internet.

• Cell phone coverage: excellent reception (Verizon & ATT etc.) in both homes.

• Pricing Guarantees: All prices listed here or on any other web location are subject to change at any time; they are firm only when quoted as an ad-hoc email response to, and pertaining only to, a specific inquiry or booking. We reserve the right to decline a rental request without prejudice.

• Cancellation policy: For cancellations made more than 30 days prior to the scheduled arrival date, we will refund all rents, taxes, and cleaning charges paid, but the Security Deposit will be forfeited. For cancellations made less than 30 days prior to arrival, only the Security Deposit and cleaning charges are refunded. As courtesy, we will certainly work with you if your cancellation is due to serious illness or Acts of God.

• Wheelchair suitability: Neither Casa Pacis nor Bella Vista are suited for wheelchairs.

SPECIALS:
Previous specials extended on STR bookings of 7 or more nights have been discontinued effective 2/1/2024 and were, instead, incorporated in our thus reduced nightly rates.
