Our pricing is dependent on rental dates and occupancy. We realize that, when your party is small, the wear and tear on the premises is reduced, and we honor this in form of a lower rental rate. The rental fee you paid is for a certain not-to-exceed number of occupants, as evidenced in the documentation leading to this rental.*
Minimum age of the person signing for rental of Alta Vista is 35 years.
We do not permit more than 8 people, including children, but excluding infants under 6 months of age. Inquire for exceptions.
Children of age 6 and up are welcome (and included in the head count)We do not permit events at Alta Vista. Renters may not invite unregistered guests for gatherings of any kind held at Alta Vista extending past 9:30pm.
No pets (and no assistance animals) are allowed under any circumstances -- no exceptions, not even in the garage or on decks ...
No smoking anywhere inside the premises (also not permitted on roads, trails and commons).

* Please note that this charge is not per person-night but per person per rental night. For example, if a rental for 4 nights was arranged for 5 persons, and one additional guest comes for one night only, the additional charge would be four times the nightly additional per-person charge. Also, the minimum rental charge is figured for 4 persons; there is no refund -- or lower pricing -- for fewer than 4 persons in your party.
