Fees - what fees, if any, are you paying when you rent from ACViews?

When you book your vacation directly through ACViews, you pay only for rent, cleaning, and the required taxes. No hidden fees, commissions, or “surprise” charges.

Our family has owned Casa Pacis as a personal vacation home and made it available for vacation rentals since 1983 (Bella Vista since 1993, Alta Vista since 2004, Casa de Luz since 2008, Alegria since 2012, and Amor since 2023), providing multi-day rentals during these years to multitudes of satisfied guests.

In addition to featuring our homes on this "ACViews" website (the name stands for “Affordable Comfort and Views”), we have listed them occasionally with reputable vacation rental listing sites, such as "Airbnb" and “VRBO.” These listings sites charge a substantial commission and fees for their services (totaling about 20% of rents). Therefore, as guests you end up paying for the normal rental charges PLUS THESE COMMISSIONS AND FEES.

When guests book directly with us, they will NOT PAY ANY of these extra charges. Direct bookings via acviews.com are, therefore, MUCH MORE AFFORDABLE THAN BOOKINGS FOR THE SAME ACCOMMODATION AND DATES VIA AIRBNB, VRBO, or alike.

More about TOT taxes and MEDIUM TERM bookings (31 nights):

All bookings for periods less than 31 nights are subject to taxation (currently 15.5% in Sea Ranch and 13.25% in Tahoe-Donner). Medium-Term rentals for 31 nights (or longer) are, therefore, relatively much more cost-effective than shorter-term rentals. We turn this circumstance into an attractive offer to our guests: when a guest booking 14 nights, we ADD 17 MORE NIGHTS AT NO ADDITIONAL CHARGE to this booking, thus extending the booking to the TOT-free 31-night duration.

So, guests can STAY A MONTH FOR THE PRICING OF TWO WEEKS. Of couse, they are free to come and go during those 31 days, there is no need to physically stay the entire time. But the house remains at their avail for the entire time. Even if they intend to only stay 15 nights, this option is more advantageous for them than regularly booking just the 15 nights. This offer is, of course, only available when, at the time of booking, the reservations calendar shows availability of 31 contiguous nights that include the 14 requested nights.

For our rentals in Brazil, no TOT applies, and our pricing structure is a bit different. To encourage longer rental periods, we charge an all-inclusive daily rent until, on day 15, the stated monthly rent is reached, and the next 15 nights are then free of charge.
