Two Booking Alternatives

(1) SHORT-TERM renting: 4-14 nights; particularly advisable if you plan to stay less than two weeks
— rents and housekeeping fees are subject to 13.25% TOT tax

(2) EXTENDED TERM renting : 31 nights or longer, advisable even if you plan to stay only as few as 14 nights
— rates reflect 50% DISCOUNT
— No TOT Tax applies (13.25% savings)

Add $20/night for Fridays and Saturdays (except 12/17- 1/3)
Add $20/night for each additional person beyond 4 occupants; 8 persons max occupancy (inclusive of children)
$40 per night DISCOUNT if only 2 persons head count during entire booked period

(Calendar permitting, WE ADD 17 FREE NIGHTS TO YOUR 14-NIGHT STR BOOKING, thus extending to a 31-night [then TOT-free] booking. There is, of course, no requirement to stay in the rented property for the entire month, but if you contemplate to stay just a day or more beyond 13 nights, you pay less when accepting this offer and booking for an entire 31-night period than for the exact number of nights you project to be staying).

Cancellation Policy:

NEW: “10% DISCOUNT for Non-Refundable Cancellation” Option.
Receive a 10% discount on rents for reservations paid in full upon booking with the provision that, for cancellations at any time between the end of a 24-hour rescission period and check-in, only the Security Deposit and Cleaning Charge will be refunded.

Regular Cancellation Policy: Any reservation is fully refundable within a 24-hour rescission period. For cancellations made 30 or more days prior to scheduled arrival date, we will refund all charges paid, but not the Security Deposit. For cancellations of fully paid reservations made less than 30 days prior to scheduled arrival, only the paid Deposit and Cleaning Charge will be refunded.

As a courtesy to our customers, we may offer re-scheduling or, if we are able to find a suitable replacement rental tenant, we will refund the monies received, or you paid, whichever is less, for those re-rented nights, less a $200 service fee. Furthermore, we will work with our canceling guests in the event that the cancellation is due to documented serious illness or Acts of God. See cancellation policy for more details. For rentals through third parties, such as Airbnb or VRBO, their cancellation policy prevails.

Winter Advisory:

Alta Vista is located on a road that is on the regular snow removal route of the Town of Truckee. Private driveway snow removal is performed on a seasonal contract arranged and paid by Owner. The driveway is level with the road and easy to get in and out. However, commensurate with the 7300 ft. elevation of Alta Vista, heavy snow and snow drifts can occur, and — as applies to most winter sport resorts — it may happen that access is impeded, such as by a snow plowing-caused berm. We advise our guests to use a 4-WD or AWD vehicle with adequately profiled tires, and to plan to arrive during daytime hours if heavy snowfall is forecast. AC Views or the owners will not be responsible for any losses to renters due to weather conditions, such as snow drifts, not accessible access roads, or insufficiently plowed driveway.
