Two Booking Alternatives

(1) SHORT-TERM renting: 4-30 nights; particularly advisable if you plan to stay less than 14 nights
— rents and housekeeping fees are subject to 13.25% TOT tax

(2) EXTENDED TERM renting : 31 nights or longer, advisable even if you plan to stay only as few as 14 nights
— 50% DISCOUNT on Short-Term rates
— No transient Occupancy Tax (13.25% savings)

(1) SHORT-TERM (“STR”) renting (minimum 4 nights):

For intended stays of 2 weeks or longer, consider tax-free and strongly discounted monthly rental (Option #2 below).

Rates effective 2/1/2024 for 4 people head count (incl. children)

— Mid-winter: $400/n (1/3 - 3/31)
— Low season: $300/n (4/1 - 4/30; 9/7 - 12/16)
— Summer: $360/n (5/1 - 9/6)
— Winter Holidays: $520 /n (12/17 - 1/2)

Add $20/night for Fridays and Saturdays (except 12/17- 1/3)
Add $20/n for each additional person beyond 4 occupants; 8 persons max occupancy (inclusive of children)
$40 per night DISCOUNT if only 2 persons head count during entire booked period

Housekeeping: $280 per stay

Add 13.25% Transient Occupancy Tax (TOT)

Refundable Security Deposit: $900 per booking

— Mid winter: $200/n (1/3 - 3/31)
— Low season: $150/n (4/1 - 4/30; 9/7 - 12/16)
— Summer: $180/n (5/1 - 9/6)
— Winter Holidays: $260/n (12/17 - 1/2)

No weekend surcharges
No 13.25% TOT tax
(total for 31 nights ends up considerably less than regular STR pricing for just 2 weeks)

Rates are for up to 4 people (incl. children)

Add $10 per booked night ($300/m) for each additional person beyond 4 occupants staying any one or more nights
8 persons maximum occupancy head count (inclusive of children)

Housekeeping: $300
Refundable Security Deposit: $1800 for one-month bookings; $3000 for 2-months or longer).

Due to high decks and stair cases, we generally do not admit preschool age children, but as responsible parents you are welcome to request an exception.

Rental Requirements:

— 35 Y MINIMUM AGE of Lead Renter
— NO SUBLETTING, i.e., no multi-group ski leases
— NO ANIMALS,
— NO SMOKING
— NO EVENTS

Other Provisions, Fees and Limitations:

• Linens and towels provided; beds made upon arrival.

• Kitchen stocked with some condiments as a courtesy.

• Admission to Tahoe-Donner recreational areas can be purchased at “unaccompanied guest” rates; please inquire for details.

• All prices are subject to change

• We reserve the right to decline a booking request if adherence to our rental policies appears doubtful.

Cancellation Policy:

For cancellations made 30 or more days prior to scheduled arrival date, we will refund all charges paid, but not the first $1000 of the Security Deposit. For cancellations of fully paid reservations made less than 30 days prior to scheduled arrival, only the paid Deposit and Cleaning Charge will be refunded. As a courtesy to our customers, we may offer re-scheduling or, if we are able to find a suitable replacement rental tenant, we will refund the monies received, or you paid, whichever is less, for those re-rented nights, less a $200 service fee. Furthermore, we will work with our canceling guests in the event that the cancellation is due to documented serious illness or Acts of God. See cancellation policy for more details. For rentals through third parties, such as Airbnb or VRBO, their cancellation policy prevails.

Winter Advisory:

Alta Vista is located on a road that is on the regular snow removal route of the Town of Truckee. Private driveway snow removal is performed on a seasonal contract arranged and paid by Owner. The driveway is level with the road and easy to get in and out. However, commensurate with the 7300 ft. elevation of Alta Vista, heavy snow and snow drifts can occur, and — as applies to most winter sport resorts — it may happen that access is impeded, such as by a snow plowing-caused berm. We advise our guests to use a 4-WD or AWD vehicle with adequately profiled tires, and to plan to arrive during daytime hours if very heavy snowfall is forecast. AC Views or the owners will not be responsible for any losses to renters due to weather conditions, such as snow drifts, not accessible access roads, or insufficiently plowed driveway.
