FAQ — Bella Vista and Casa Pacis

Rental Restrictions

WE ASK OUR GUESTS’ UNDERSTANDING THAT THE FOLLOWING RESTRICTIONS ARE STRICT, AND THAT NON-COMPLIANCE TRIGGERS IMMEDIATE EVICTION FROM THE PREMISES UNDER LOSS OF ALL FEES AND DEPOSITS PAID. IF NON-COMPLIANCE IS DISCOVERED AFTER GUESTS HAVE DEPARTED, AT MINIMUM THE ENTIRE DAMAGE DEPOSIT WILL BE FORFEITED. ANY EXCEPTIONS MUST BE IN WRITING AND APPROVED PRIOR TO CHECK-IN.

Pricing is based on a rental occupancy of 2 people. There is a surcharge for each additional person, if approved.

Occupancy Restriction:  We do not permit more than 2 people (excluding infants under 6 months of age). Inquire for exceptions.
If we permit an exception, an additional rental fee per additional person per rental night applies.* 

Partying, Gatherings: We do not permit that renters invite guests for private events held at Bella Vista or Casa Pacis.

Pets: No animals are allowed -- no exceptions, not even if dog or cat is "well trained,” or a "pet will be kept in the garage or on the deck" ... This no-pet policy is for health reasons and applies also to “emotional/therapeutic support/assist animals.”

Parking: No more than 2 vehicles; no recreational vehicles, no trailers (by Sea Ranch ordinance).
Use hang tag (which we provide) if you plan to park anywhere in Sea Ranch other than on the rental property.

Noise: No amplified sounds (e.g. music) on decks; 9PM - 7AM quiet time (details at "Resort").

Lights: turn outside lighting off when not ad-hoc needed; pull window coverings to prevent light intrusion onto neighboring properties

Grilling: No use of charcoal Weber during June-November (gas-grill OK, only when used in driveway or on concrete pathway)

Abalone handling: de-shelling, washing, or pounding of abalone is not permitted inside the house, or in or near the hot tub, or on any of the decks.
This activity is ONLY permitted outside in the parking area (water hose available; at Bella Vista the utility sink in the garage may be used for abalone washing).

Smoking: We do not permit smoking (including e-cigarettes) anywhere inside the premises. Furthermore, by Sea Ranch Rules smoking is not permitted on trails and on commons. Smoking is OK outside in our driveway area — please use an ash tray and be aware of the extreme fire danger during the dry season ...

* Please note that this charge is not per person-night but per person per rental night. For example, if a rental for 4 nights was arranged for 2 persons, and one additional guest comes for one night only, the additional charge would be four times the per person per night supplemental charge. Also, the minimum rental charge is figured for up to 2 persons; there is no refund -- or lower pricing -- if there is only 1 person in your party.
