THE TOWN OF TRUCKEE, WHERE VISTA CHALET IS LOCATED, HAS RECENTLY INTRODUCED AN EXPENSIVE AND RESTRICTIVE PACKAGE OF FEES AND REQUIREMENTS FOR SHORT-TERM RENTALS. RENTALS OF LESS THAN 31 NIGHTS ARE UNREASONABLY TAXED AND SCRUTINIZED. IN RESPONSE, WE NOW ALSO OFFER VISTA CHALET FOR RENTAL PERIODS LONGER THAN 31 NIGHTS. NO TAXES; NO FEES !!!
Vista Chalet is available for vacation renting on a first-come first-served basis.

The following rates apply for families or groupings up to 6 people (incl. children) and are inclusive of utilities (electricity, gas, water) and services (garbage, snow removal, TV, Internet, telephone) and include all applicable taxes:
Mar 23 - Nov, 2023: $340/Night Non Holiday, $680/Night Winter Holidays (Dec 19-Jan2) $5,800/month (Monthly bookings secured here pay NO TAXES and NO BOOKING FEES)

MINIMUM BOOKING 7 NIGHTS (BOOK 31 of the available nights shown above and pay only for the 14 Holiday nights. Stay several extra days, weekends, or even weeks for FREE)
Other charges:
— $250 for housekeeping/cleaning upon departure
— Security Deposit: $900 for STR bookings ; $2500 for one-month bookings; $5000 for 2-months or longer).
We will entertain reasonable requests for custom date ranges.

Restrictions:
— 30 Y MINIMUM AGE of person signing lease (“Lead Renter”)
— LEAD RENTER MUST BE PFRESENT whenever house is occupied
— NO SUBLETTING
— NO PETS (or emotional/assist comfort/therapy animals),
— NO SMOKING
— NO PARTYING - No guests of renters permitted after 10:00 PM.

Other Provision, Fees and Limitations:
Each rental is subject to a properly executed Agreement
Linens and towels are provided; beds are made upon arrival.
Kitchen is stocked with many common condiments as a courtesy.
Passes to Tahoe-Donner recreational areas are available for access at guest rates. Please inquire for details.
Payment required 30 days prior to the rental date and may be by cc via PayPal, Venmo, SquareCash, or by personal check.
All prices are subject to change at any time; they are firm only when quoted as an ad-hoc e-mail response to, and pertaining only to, a specific inquiry.
We reserve the right to decline a rental request without prejudice.

Cancellation Policy:
For cancellations made 30 or more days prior to scheduled arrival date, we will refund all charges paid, but not $1500 of the Security Deposit. For cancellations made less than 30 days prior to scheduled arrival, only the Deposit and Cleaning Charge will be refunded. As a courtesy to our customers, if we are able to find a suitable replacement rental tenant, we will refund all monies received for those re-rented nights, less a $200 service fee. Furthermore, we will certainly work with you in the event that your cancellation is due to documented serious illness or Acts of God. These courtesies are at the owner's sole discretion. Winter Advisory:
Alta Vista is located on a road that is on the regular snow removal route of the Town of Truckee. Private driveway snow removal is performed on a seasonal contract arranged and paid by owner. The driveway is about 50 yds long, has a slight slope up to the home, and does typically require 4WD during winter months. Commensurate with the 6500 ft. elevation of Vista Chalet, heavy snow and snow drifts can occur, and — as applies to most winter sport resorts — we advise our renters to use a 4-WD or, better, an AWD vehicle with adequately profiled tires and to plan to arrive before 4PM, if very heavy snowfall is in the forecast. AC Views or the owners will not be responsible for any losses to renters due to snow conditions.
