Cancellation Policy:
For cancellations made 30 or more days prior to scheduled arrival date, we will refund all charges paid, but not $1500 of the Security Deposit. For cancellations made less than 30 days prior to scheduled arrival, only the Deposit and Cleaning Charge will be refunded. As a courtesy to our customers, if we are able to find a suitable replacement rental tenant, we will refund all monies received for those re-rented nights, less a $200 service fee. Furthermore, we will certainly work with you in the event that your cancellation is due to documented serious illness or Acts of God. These courtesies are at the owner's sole discretion. Winter Advisory:
Vista Chalet is located on a road that is on the regular snow removal route of the Town of Truckee. Private driveway snow removal is performed on a seasonal contract arranged and paid by owner. The driveway is about 50 yds long, has a slight slope up to the home, and does typically require 4WD during winter months. Commensurate with the 6500 ft. elevation of Vista Chalet, heavy snow and snow drifts can occur, and — as applies to most winter sport resorts — we require our renters to use a 4-WD or, better, an AWD vehicle with adequately profiled tires and to plan to arrive before 4PM, if very heavy snowfall is in the forecast. AC Views or the owners will not be responsible for any losses to renters due to snow conditions.
Additional rules
House Rules – Vista Chalet 1. General Agreement By booking this home, guests agree to comply with these House Rules, the Rental Terms and Conditions, and all Tahoe Donner Association (TDA) short-term rental regulations. This is a privately owned mountain home, not a hotel. Guests are expected to treat it with care and communicate promptly and cooperatively if issues arise. 2. Occupancy & Guest Eligibility Maximum occupancy: 8 guests total, including children. Base rate includes up to 6 guests; an additional $20 per night per extra guest applies. The primary renter must be at least 35 years old and present for the duration of the stay. Family groups are welcome. 3. Maintenance, Repairs & Remedies (Important) Guests must promptly report any maintenance or amenity issues. Guests agree to allow reasonable access for inspection or repair if an issue is reported. Minor, intermittent, cosmetic, weather-related, or performance-variable issues do not constitute grounds for early departure or refund if the host is actively addressing the concern. Refusal to allow inspection or repair constitutes acceptance of the condition. 4. Appliances & Amenities All appliances are provided in working order; however, performance may vary due to load size, ambient temperature, ventilation, or mountain conditions. In particular, the dryer may require smaller loads or longer cycles. This is not considered a malfunction. Hot tub access, exterior amenities, and outdoor features may be affected by weather and snow conditions. 5. Weather, Snow & Access Conditions Tahoe Donner is a high-elevation mountain community. Guests assume all risks related to weather, snow, road conditions, and vehicle suitability. Weather events, storms, or discomfort with driving conditions are not grounds for cancellation, refund, or early departure. 6. Wood-Burning Stove The wood-burning stove is designated for emergency use only during extended power outages. It is not a primary heating source. Minor moisture inside the stove during storms is normal and does not affect habitability. 7. Pre-Existing Condition Claims Claims of undisclosed or pre-existing conditions must be reported immediately upon discovery. Issues reported only after departure or after refusal of inspection may not be considered valid. 8. No Pets, No Smoking, No Parties No pets, no smoking, and no parties or events. Violation of these rules will result in a minimum $900 non-compliance fee, plus any additional damages or penalties assessed. 9. Fire Safety No candles are permitted anywhere in the home. Charcoal BBQs are strictly prohibited by Tahoe Donner regulations (minimum $5,000 first-offense penalty, charged to the offending party). 10. Parking & Snow Removal Compliance Do not block snowplow access to the shared driveway. Park only in the garage or designated driveway spaces. Blocking access will result in a $500 fee, regardless of weather conditions. If neighbors must assist with digging out a vehicle, a $250 neighborhood fee will apply. 11. Trash, Linens & Departure Trash and recycling must be placed in the enclosed bin by the driveway before departure or removed from the property. Beds are made for arrival; beds used by guests should remain unmade at departure. One set of linens per bed and one set of towels per guest is provided. Use of additional linens or towels requires guests to wash, dry, and fold them before departure. 12. Local Regulations (Tahoe Donner Association) Guests must comply with all TDA short-term rental rules, including: No on-street parking No noise disturbances No drones No littering No excessive outdoor lighting Guests are responsible for any penalties imposed due to non-compliance.
